What is a Commercial EPC?

A Commercial EPC certificate will offer an energy rating for a building which is based on the energy performance potential of the building itself and its services such as heating, ventilation and lighting. The energy rating given on the certificate reflects the intrinsic energy performance standard of the building relative to a benchmark which can then be used to create comparisons with comparable properties. It is accompanied by a recommendation report, which provides recommendations on how the energy performance of the building could be enhanced, together with an indication of the payback period.
A Commercial EPC is intended to inform potential buyers or tenants about the energy performance of a building, so they can contemplate energy efficiency as component of their investment or company decision to buy or occupy that building.
Who needs an EPC?
Properties that are sold, bought, rented and leased need to have an EPC.
Both domestic and commercial properties need an EPC.
According to the legislation passed on 1st of October 2011, properties need an EPC even before planning permission is granted.
What is the difference between Domestic and Commercial EPC?
Domestic EPC, as the name suggests, applies to residential buildings and houses before these properties can be let, sold or leased. This is so that the new owner or tenants know the energy requirements of the property.
These are usually straightforward and can be issued in under 24 hours.

Commercial EPC
Commercial EPC on the other hand can be complicated. Commercial premises come in all shapes and sizes. Factories set aside different parts of their premises for different parts of their operations. Shops may have a huge area for demonstrating their products and a separate warehouse at the back and a separate office.
Offices may have different layouts. Some may be open plan whereas, others may have rooms of various sizes.
Commercial warehouses can have a very high ceiling.
Hotels may have rooms of variety of sizes.
The list goes on.
And hence, a survey of a Commercial premises can take time.
As a result, it takes longer to produce a Commercial EPC and unlike Domestic EPC, it is difficult to give a fixed cost for the same.
How can a Commercial EPC help a business?
Businesses are legally obliged to disclose and reduce their carbon emissions. Apart from the legal side of things, businesses are always looking at ways to save cost. And energy is one of the biggest overhead for most businesses.
A Commercial EPC can give the business owner a good idea of where the Energy black spots in a property are. And they can reduce their energy consumption as well as carbon dioxide emissions by addressing these.
Doing this will have a direct impact on their bottom-line.
